Most commercial flooring are coated with a thin layer of sealer or wax to protect them during shipping. This finish also makes handling much easier during the installation process. The sealer is not meant to stay on permanently throughout the life of the tile floor but stripped or power scrubbed then vacuumed away and a 48 hour cure time after initial installation.
When the tile is ready for daily use a floor finish or wax is applied for protection and desired shine. This finish is far more durable and depending on layers can be high speed polished to restore shine and remove any scratches.
